What is the amount of principal taxes, what payments are realized later on?
The principal taxes include the turn-up for state system support and administration
payment which constitutes 30 ‰ of the purchase cost declared in TAPU. The customer
and seller pay this tax half-and-half and the customer pays again about € 20
for the documents and about € 50 to the interpreter.
How will title deed registration be fulfilled the convincing?
Both in Europe and Turkey land/house/flat are registered on the name of the
owner at the land register of the administration of the city of Antalya. He
receives the property document (TAPU) not at the notary’s or lawyer’s place
but only in the office TAPU in the presence of the authorized interpreters.
The registration book is present in at the land register of the administration
(office TAPU). Here the customer and seller should attach all the documents
to the protocol, such as the most recent passport photos, purposes of acquisition.
The interpreter is always at disposal of foreign customers.
Is it possible to buy any estate property by a non-citizen of Turkey?
The citizenship of this country grants the right to acquire the estate property
in Turkey.
How long should I wait for registration of my property in the registration
book (TABU)?
The selling process to the foreigners lasts for 3 months, in the course of
this time, the local registration service on request of regional military administration
fills in and sign the form that the present project is not used for military
purposes. It is nothing more than a mere formality. After having received the
reply from military administration, the transfer of the title deed will take
one day. The presence of the authorized interpreter during this procedure is
obligatory. When you buy a property of a Construction Cooperative so you will
be able to come into the Cooperative right away as a proprietor where your rights
are also reserved
Even if the Cooperative society is being closed, then all the participants of
the Cooperative society are included into the registration bureau of their estate
property.
How much the service of notary cost?
For registration in the registration book in Turkey, the notarization is not
necessary. You come directly to the land register of estate property registration
where the reregistration takes place on your request. The notary usually participates
only when concluding a treaty for project acquisition or on request of the reregistration
service. The seller and buyer of the respective project undertake the payment
for notary service.
Why is it necessary the contract for the property in construction and for
its delivery?
You conclude the contract with us for the premises being built, land plot/fractional
building. The contract regulates the payment mode, bank insurance and down payment.
We will keep in touch with you as you like (by phone/post/e-mail and will inform
you about building phases, such as terms of delivery. All the payments should
be done before the delivery of the project. After that, immediately, the registration
of the project takes place in the registration bureau. The most important part
of the contract is the description of building and terms of execution of certain
works.
How do the things stand for bank safety?
Your payments are insured completely through the bank warranty confirmed by
the reputation of National bank. At will, it is possible to effect negotiates
between the responsible Bank and your company together with us.
What is the amount of commission charges?
If you buy from us directly you will not have charges of commission because
you buy from the building owner all the offered projects.
Is it possible to descent my estate property?
In case of death, if there were not introduced any modifications into the
right to possess property, the estate property goes to the statutory successor.
The rules of inheritance, as well as those established in Europe, concede the
testament issued legally. If there is no written testament, then there come
into force the efficient Turkish rules for estate property inheritance.
Is it foreseen any after-sales service?

What is the amount of annual land taxes?
Dwellings: 0.1% (of the registered cost of premises)
Land tax: 0.2% (of the registered cost of premises)
Land tax is paid every year to the community till May 31.
