It is fairly easy, guaranteed and without risk to buy property in Turkey.
Every property, which is bought, is registered in the title deed book in
the name of the buyer at the land register office. The buyer owns then a
title deed, which is a guaranteed voucher, that belongs to this buyer. The
title deed book (in turkish/TAPU) is prepared by the directorate for the
land register of the administration of the city of Antalya.
Properties, which are bought either to live in during vacation as permanent
residence or to enjoy one’s retirement, are at the same time a good investment
tool.
If
you take a decision on one of our projects we will conclude a contract that
regulates any possible changes at your desired property, payment mode and the
amount of down payment.
This contract secures all the rights for the desired property.
The contract will be sent to directorate for the land register of the administration
of the city of Antalya fort he title deed registration with the copies of your
documents and actual passport.
The title deed registration of properties, which a person wants to buy, who
are not citizens of the Republic of Turkey, takes approximately 6 weeks. The
Directorate of the Land Registration Office in the region writes a letter to
the Aegean Army Command, to find out, if there are any military areas in the
region. This is only a formality. After the answer has been received the registration
procedure starts within days. The information on the title deed document has
only to be the same as in the title deed book.
What are the requested documents?
- The identification documents of the seller and buyer (a photo copy
is sufficient for the transfer of the property).
- Recent taken passport photos of the two sides.
- The fathers names on both sides.
Who has to be present during the registration?
- The buyer
- The seller
- The translator under oath
- The sales / inheritance document of the property.
The property can be sold, without any compulsion and restriction at any time.
You can take the money of the sale of a property, without any limitation abroad.
In the case of death, if there is no will, the property is registered to the
legal heirs.
Principal taxes
The amount depends on the registered cost of premises.
The principal taxes are estimated at rates of interest of the registered cost
and location of the construction.
Annual dues
Constructions (general): 0.2% (of the registered cost of premises)
Dwellings: 0.1% (of the registered cost of premises)
Land tax: 0.1-0.2% (of the registered cost of premises) |
